Band comes first. Three plot sizes structure the enclave — 8,000 sft carrying roughly 7,000 sft of built-up area, 10,000 sft carrying roughly 8,000 sft, and premium parcels of up to 12,000 sft with customised envelopes typically between 8,500 and 10,000 sft. Practically, this means the availability sheet you see reflects your position in the queue rather than the full inventory — and it shrinks over time. Buyers weighing whether to wait should understand they are choosing a later sheet, not merely a later date.
Comparing two parcels comes down to four questions. What does each boundary face? How far is each from the grouped recreation zone and from the entrance? What preferred location charge and plot premium apply to each? And which supports the house you actually want to build, given the built-up envelope each band carries? Walk both before deciding. Reviewing the the site layout and zoning shows how positions sit within the wider layout.
