Buying a house drawn to a brief involves a stage most purchasers have never encountered. The villa design development process sits between plot selection and construction, and it determines what actually gets built — yet buyers routinely arrive at it with a folder of images rather than an understanding of how the conversation runs.

Sequence starts before design. An Expression of Interest secures queue position, priority follows EOI order, and plot selection comes from whatever remains across the 8,000 sft, 10,000 sft and up-to-12,000 sft bands. Only once a specific parcel is identified does design begin, because orientation, boundaries, corner conditions and the relationship to the central landscape spine all shape what the drawing can sensibly do.

Briefing is the buyer's principal contribution and the stage most worth preparing for. The base standard is fixed — an RCC frame and shear wall system conforming to IS design codes, Italian marble through living, dining, family room and primary suite, oak veneer joinery, CP fittings from the Grohe, Kohler and Hansgrohe selection, staff quarters with a private entrance across all bands. What varies is programme and finish selection, and this is also the stage at which customisation is quoted separately rather than being bundled into the base price.

Two things determine how long it takes, and one of them is you. Complexity of brief matters, obviously. But pace is also partly buyer-driven — a household that settles its requirements moves faster than one still deciding between a wellness wing and a library six months in. Since construction commences after formal launch and Karnataka RERA registration, use the pre-launch window to think rather than to postpone.
