Anything structural or embedded comes first, because it constrains everything after it. Floor build-ups depend on flooring choice, so the decision between Italian marble and premium engineered timber in bedrooms belongs early. Wet areas need layout confirmation before plumbing routes are fixed. Electrical points, CAT-6 cabling runs to every primary room, and provisioning for lighting, climate, security and entertainment automation all sit inside walls — settle those before the walls close, not after.
The base specification gives you a starting position rather than a blank sheet. Italian marble runs through living, dining, family room and primary suite as flooring and cladding. Joinery uses oak veneer, with a statement timber-core main door under the double-height entrance volume. Windows are heat-strengthened laminated glass in aluminium frames, with double-glazed sliding doors to primary living and bedroom volumes. Soft finishes and loose items can wait, and should. Paint colours, light fittings, furniture and window treatments are all replaceable at modest cost, and decisions made two years before you move in are frequently regretted. Concentrating your energy on the embedded decisions and deferring the reversible ones is the single most useful discipline in this process.

Customisation is quoted separately once design development begins, so finish deviations from the base carry cost implications that will not appear in the cost sheet issued at booking — ask for them as you go rather than in aggregate at the end.
